Why is Brand Bank offering this incredible rate?

The Bank knows that there are a number of potential home buyers who are waiting for the right time to purchase a home and get a great deal. We believe the time is now. Our builders have homes ready for occupancy and the Bank wants to offer an incentive to help them sell those homes.

Are there benefits other than the rate?

In addition to the low rate, mortgage insurance is not required for the loan, so you save even more.

Is this rate limited to first- time home buyers?

Any qualified applicant – first-time or repeat home buyer - purchasing a primary residence may apply for this loan.

Can I purchase any home and receive this rate?

Specific homes throughout the metro Atlanta market are eligible for this below market rate. Click here for a full list of available homes.

Is the rate fixed for the term of the loan?

The starting rate is 3.49% (3.99% APR). For example, on a 30-year $200,000 loan, the first 60 monthly payments will be $896.97 based on 3.49% and 300 monthly payments of $943.78 based on a rate of 3.97%*, the rate in effect today.

*Subsequent rate and payment changes may occur annually based on changes in the 1 year T-bill index plus a margin.

Is a down payment required?

A 10% down payment is required. There are sources available for funding the down payment. You may be eligible for the Northeast Georgia Down Payment Assistance Program or various public sources including the tax credit outlined in the just-passed American Recovery and Reinvestment Act of 2009*. Some of these sources have specific eligibility requirements and do not require that the funds be paid back. Our Mortgage Officers will discuss available options with you.
